Reviews: I have used on-line based lenders several times and have found them efficient with good communication including on-line documentation uploads and real time status updates. American Interbanc is basically a traditional originator that advertises on-line. Do not expect any efficiencies or use of technology to help you keep a breast of the process. This is a phone and fax (and re-fax) operation. I would NOT recommend American Interbanc mortgage based upon my experience last month. I have e-mails to document the process and I kept on top of this lender to make sure we would close on time. My credit rating was very high and the property was well below appraised value. For most lenders a slam-dunk. We closed and recorded over six days late resulting in payments of an additional month rent moving cancellation fees additional storage fees costly delays with painters and many other inconveniences. If they would have given any reasonable heads-up that closing would be delayed I could have certainly avoided many of these unnecessary costs (especially the last minute cancellation fees). I asked that they waive their origination fee to off set a portion of these costs which was denied. The most frustrating part in dealing with this business is that they never take any responsibility for their own service. They constantly blame Fidelity Title Insurance that is difficult for me to understand because Fidelity Title worked very closely with me and contacted me immediately every time documents arrived from American Interbanc. Additionally Fidelity Title stayed open after business hours to sign documents because American Interbanc sent them late in the day and we were turning around documents as quickly as possible. American Interbanc talks a lot about honesty on their website. They perceive themselves as honest because they will make no commitments and blame delays on others such as Fidelity Title regulations or their own underwriting department. Furthermore they do not appear to be interested in generating repeat business or maintaining relationships with supporting businesses. BOTTOM LINE: This lender does not communicate effectively with customers will take absolutely no responsibility for their own service and have proven in this transaction that they cannot deal effectively with a national title company industry regulations and their own underwriting process. Mortgagors and title companies beware!
